June 2024 Market Outlook

What an exciting time in real estate! Finally, the Bank of Canada has lowered the lending rate by a quarter point, which everyone has been waiting for for ages. And while the small drop won't make a huge impact on people's monthly costs, it is a sign we're moving in the right direction. Buyer confidence will only go up from here.


There's one sector that offers incredible opportunities for buyers right now: the condo market. As I’m writing this, I’m seeing a lot of investors offloading their properties to try to avoid the capital gains tax increase coming in on June 25.We haven’t seen this much inventory in a very long time, so sellers have a lot of competition right now and buyers are in a very good position.


The result is an absolute glut of condo listings. And while nice turnkey units in desirable neighborhoods are always going to be competitive (like my incredible listing at 3600 Yonge!), with the sheer volume of inventory, there are some good deals to be had.


In other news…I just snapped up a property for myself!

It’s a beautiful place in the Beach that was owned by the same lady for almost 70 years. Awesome bones, fantastic location, but it needs a TON of work. Read my blog about it here.
