January 2023 Market Outlook

2022 was a challenging year to say the least, with a lot of buyers removing themselves from that market and some serious downward pressure on listings and sales. So what kind of market should we expect in 2023? I wish I had a crystal ball…but I do think the next Bank Of Canada announcement on January 25 will give us an idea.

In the meantime, if you’re looking to buy something right now, I have 3 pieces of advice:

1) Always be looking: you never know when the perfect place will come up. Check out my new blog to find out why.

2) Pay attention to the home, not the market. If you find something you love and pass, you could lose out on something great that won’t come up again.

3) Think long-term and you’ll do okay. The market goes up and down, but over time, it has always had an upward trajectory.

If you want to sell this year, make sure you hire the right agent. Almost anyone can sell in a hot market, but this year and for the foreseeable future, sellers will need to hire agents who truly understand the nuances of the market and pricing, negotiating and marketing strategy – and will go above and beyond for you. It will only be those who get the results.

Remember: this isn’t the kind of market where properties are flying off the shelf. Selling homes right now is all about marketing. You need to get people’s attention. Next month’s blog is about the importance of staging in a slow market…stay tuned.
