September 2023 Market Outlook

Rate hikes have really played havoc with the market – buyers have been stepping back because of affordability issues and sellers have been taking a hit with less demand and lower selling prices. So when the Bank of Canada announced they wouldn’t be raising rates on September 6, we all breathed a collective sigh of relief.

Now that summer is winding down 😢, things are definitely getting busier: I’m already seeing more listings come up after Labour Day. I think sellers are facing a good window of opportunity, with buyers coming back out to take advantage of the higher inventory.

But I don’t think we’ll suddenly see a crazy fall market. Most buyers will need to see some consistency with rate holds before jumping back in. It will take some time, but this rate hold is definitely a positive step towards stronger buyer confidence.

I’ve been seeing a lot more low-ball offers lately – it’s just a sign of the times. People can afford less, there are more properties on the market, sellers are motivated. Read my latest blog on what you should do if you get a low off on your property.

I just recently sold my late grandmother’s condo. It wasn’t the easiest property to sell: it’s in an older building in North York, and hadn’t been renovated in a while. But it was big, sunny and had a great layout. We had a bunch of lowball offers – but I managed to negotiate one of them into a great number from a local buyer who was downsizing. It was emotional for sure, but my family is happy knowing someone else will live there and love the space as much as my grandparents did!

Overall, it feels like the market is starting to move in the right direction. Consumer spending is down, inflation is getting to a more manageable level, the market is more balanced. Hopefully the next announcement at the end of October will be more of the same – and we can all move forward with our lives.
