September 2024 Market Outlook
As expected, with the Bank of Canada’s continued cuts to the prime rate, buyers are perking up and getting back in the game. Inflation is coming down, and the expectation is that rates will keep getting lower, this year and next. Houses, especially those in downtown and midtown, are selling fast. The condo market is still strongly favouring buyers – there’s still a lot of inventory and plenty of motivated sellers out there. If you’re looking for good value and excellent choice, now is a good time to find something great. You can afford to be picky, but If you see something you love, jump on it. I am seeing places go quicker now and even seeing condos go into multiple offers again. Read my interview in the Globe & Mail where I talked about the market.

Lots going on!
I’m busier than ever – there’s been lots of action on both the buying and selling front, with two brand new listings on the go: This beauty at Yonge & Eg is wonderful if you’re looking to live somewhere super-central, and this stunner in Georgetown just sold to some very happy buyers looking for the perfect place outside the city.
I just brought this spectacular North Toronto condo back to the market for $4,995,000, which is one of the most incredible properties I have ever seen. At almost 4,500 sq. ft. of meticulously designed space, this place is a total show-stopper—jaw-dropping grand foyer, 5 bedrooms (two are principal suites!), 5 bathrooms, a sophisticated office, sun-filled family room, incredible kitchen, excellent amenities, and wonderful ravine views in every corner. I could go on and on!
I’ve had some great wins for my clients recently, too, including one that was a real WOW story – a lease listing that unexpectedly sold for a price my client didn’t think she could get – even in a great market.
My client had originally wanted to sell her property, but decided to rent it out for a while instead – until rates came down and there were more buyers out there. My advice to her was this: let’s ensure we get really beautiful photos now, while it’s empty, and create some great marketing material for when you are ready to sell. So we staged it beautifully, got some incredible pics, and got a couple of offers in the first few days.
There was a lot of back and forth with the potential renters, but neither offer was quite right, which disappointed my client. However, that turned out to be a very good thing: a couple of days later, I got a call from an agent asking if we would be open to selling the unit. Yes, yes and yes – but only at the right price, my friend!
We negotiated, and I got my client a price beyond her expectations. We sold it off market for $2.9M, and she was over the moon! It was such a great win for everyone involved. Check out the photos here.
