Multiple offers are still on the table and it’s interesting times in the market right now. Lots of buyers, not so many properties for sale. Interest rates are holding and buyer confidence is high. But will that last?


Sellers: you’ve got a great window to sell right now. We don’t know what the next Bank of Canada announcement will bring, so people are motivated to buy. Plus, it’s the spring market, which is busy. If your home doesn’t need a ton of work, it could be staged, photographed and on the market in a week. If you wait till summer, your pool of buyers will typically be smaller – kids are off school, people are out of town or just taking it easy.

Buyers: it’s ultra-competitive out there right now, so if you see something you like, JUMP ON IT! I know you hear me say that all the time, but I honestly can’t emphasize it enough. Don’t take it for granted that something else you like as much will come up soon – or that someone else won’t snap it up before you’ve finished your lunch. If you don’t find what you want in the spring market, keep looking through the summer. There will be even fewer listings to choose from than now, but you never know. If you’re looking, always be looking!


Also, get pre-approved so you’re ready to go in firm on financing. If you don’t fully understand what this means or feel comfortable with this strategy, be sure to chat with your mortgage specialist and agent about it. You need to be armed, ready and able to make offers, or else you aren’t going to be successful on anything where there’s competition.
